Are You Just Looking at Houses???
If you are thinking of buying a home within the next 3, 6, or even 12-months, let me help you begin the process. As part of my concierge style of service, I would like to set up a no obligation home search for you. What does that mean? Well, the MLS has the most up to date and accurate home search engine out there. Let me put in the particulars (even the nitty gritty, like a fenced yard, hot tub, pool, dog run, etc. (things you can't select on the other search engines)) that you are looking for in a home, the price range, and area. Every time a home, meeting your specific criteria, comes on the market, I will be notified, and I'll send it to you. The no obligation part is that I'm not going to hassle or pressure you to go out looking at houses. When YOU are ready, we will get you pre-approved, and then we can go out and look at all the houses you want.
Why do I do this? First, it helps you know what's out there in your price range. Second, it allows me to loosely keep in touch with you while you are preparing to buy your home, in a no pressure way. Lastly, when you are ready we can hit the ground running: you know how much you need to spend to get what you want; I know your likes and dislikes; and we will find you the best possible home, for the best possible price - just for you!
You may be thinking, "I can do this already." Let me share a few things with you ... Zillow, Redfin, and the like are not as accurate or as up to date as the MLS. Whether it's a new listing or one that has had a change in status, it takes sites like Zillow up to 48-hours to update. That means, you find a house you love on one of those sites, it's your dream home and you send it to your agent! You are super excited, but when your agent looks in the MLS it's already pending. "But the app said it was available"; the MLS is the most accurate source available for house hunting. Also, using sites like Zillow, you can't pick the particulars you may want like: dog run, hot tub, fenced yard, and so on. I can set the parameters to search for specific things like that. The other thing that I have personally seen on sites like these, is that their home information isn't always accurate. I've seen them report 3-bathrooms when there are only 2.5; I've seen home & lot square footage be inaccurate, and their valuation of homes is not always accurate either. In this market it is almost impossible to keep up with home values, without running a CMA each time.
